Minutes of the Zoning Board of Adjustment Hearing

October 18, 2005

Re:Michael Grandmaison variance request

Members Present:Albion Lyons, Francis Sytek, and April Hyde.

Others Present: Heidi Lawton, Earl Bunnell, Rick Nadig, and Mike Grandmaison.

Albion Lyons brought the meeting to order at 6:00pm.

Mr. Nadig explained that the original lot was subdivided with the Bridge Street Gym on part and the house on part.  Mr. Lyons asked if there was a right-of-way and Mr. Nadig said there was a 25-foot right-of-way.  The present lot at U-7-3 is u-shaped, Mr. Grandmaison and Mr. Nadig would like to make it square shape.  After the lot is made square, the rest of the land will be bought by Mr. Therrien and Mr. Bunnell.  Mr. Nadig has made an agreement with these people.  Mr. Grandmaison stressed that he had no objection to what Mr. Nadig is doing.  Mr. Bunnell also spoke, who is an abutter; he also has no objection to Mr. Nadig’s and Mr. Grandmaison’s plans.  

Mr. Lyons still feels that Mr. Nadig is trying to create a subdivision by doing this.  Mr. Bunnell explained that Mr. Nadig is starting with three lots and ending with three lots, he is just changing the shape of one lot, so that it is more like a lot line adjustment than a subdivision.  Mr. Nadig said that his next step would have to do with subdividing.  The board felt like they had no more questions and was ready to discuss the issue.  Mr. Nadig, Mr. Grandmaison, and Mr. Bunnell all left.

The board discussed the lot, the size, and the changes being made.  Mrs. Sytek made a motion to grant the variance, Ms. Hyde seconded it, Mr. Lyons agreed, motion passed.

placecountry-regionFrances then made a motion to approve the minutes of June 1, June 8, August 11, and August 31, Mr. Lyons seconded, Ms. Hyde agreed.

The board discussed the issue, did their worksheets, and discussed the five criteria.

Mr. Lyons adjourned the meeting at 6:45pm.
